Inventory is down across the Primary market, even with sales holding steady

Real estate, Primary market

The biggest shift in the Primary market right now is not prices. It is supply. The Real Estate Data Aggregator counted 685 homes for sale across the Primary market in the three months ending August 31, 2026. That is down 17.5% from the same period a year before. For homeowners, less competition can support attention when pricing is right. For buyers, fewer choices means preparation matters more before the right home comes up.

Sales held nearly flat. The Real Estate Data Aggregator shows 853 homes sold across the Primary market, up just 0.9% from a year before. Demand did not disappear. Supply did. That combination puts sellers in a more favorable position, but only when the price reflects what buyers can actually find nearby.

Nationally, the picture looks different

The National Association of Realtors reported that national inventory reached 1.60 million homes in September 2026. Nationally, supply is growing. Here in the Primary market, it is shrinking. That local tightness is worth understanding before you set a price or make an offer.

Freddie Mac put the average 30-year fixed mortgage rate at 7.32% as of October 22, 2026. Realtor.com reported the average rate on the market at 7.40% as of the same date. Rates at that level slow some buyers down. But the Primary market's pending sales of 889 homes show that buyers who are ready are still moving.

How each ZIP code read in the three months ending August 31, 2026

The market does not move as one. Each ZIP tells a different story. Here is what the Real Estate Data Aggregator counted across the ten ZIP codes in the Primary market.

Speed: how fast homes went under contract

Speed varied a lot by ZIP. The Real Estate Data Aggregator found that in 95819, 64.2% of homes went under contract within two weeks of listing. That is up 24.6 points from a year before. In 95776, the share was 51.3%, up 10.5 points. In 95834, just 26.3% of homes moved that quickly. Not every home sold fast, and that gap matters when you are deciding how to price or when to move.

Inventory fell hardest in some ZIPs

The supply drop was not spread evenly. The Real Estate Data Aggregator shows homes for sale in 95757 fell 51.1% from a year before. In 95695, they fell 44.2%. In 95833, inventory was actually up 5%. That means the experience of finding a home, or selling one, is quite different depending on which street you are on.

Change in homes for sale by ZIP code, year over year
  1. 195825 (Sacramento)6.8%
  2. 295835 (Sacramento)5.1%
  3. 395833 (Sacramento)5%
  4. 495819 (Sacramento)-3.6%
  5. 595818 (Sacramento)-5.8%
  6. 695838 (Sacramento)-10.7%
  7. 795834 (Sacramento)-14.4%
  8. 895776 (Woodland)-14.6%
  9. 995695 (Woodland)-44.2%
  10. 1095757 (Elk Grove)-51.1%

Days on market: some ZIPs moved faster, some slower

The Real Estate Data Aggregator found a median of 8 days on market in 95819, down 14 days from a year before. In 95818, the median was 15 days, down 10 days. In 95834, homes took a median of 40 days, just 1 day longer than a year before. In 95833, the median was 31 days, 10 days longer than the prior year. Longer days do not always mean trouble, but they do mean buyers have a little more room to think.

What sellers received at closing

The Real Estate Data Aggregator shows that in 95819, sellers received an average of 101.2% of list price. In 95818, that figure was 100.7%. Both are above list, meaning competition pushed prices up in those ZIPs. In 95838, sellers received 98.4% of list, and in 95695, it was 98.3%. Pricing carefully still matters everywhere.

In short
  1. Across the Primary market, the Real Estate Data Aggregator counted 853 homes sold and 685 for sale in the three months ending August 31, 2026. Sales were nearly flat year over year, but available inventory fell 17.5%.
  2. That gap is real, and it reads differently in every ZIP code.
  3. One street can look very different from the ZIP code as a whole.
